While you’re likely keeping the square footage and location in mind, remember that there are a lot of things to look closely at before you decide to make an offer – including the windows. Remember that windows are replaceable and they likely won’t make or break the deal, but the condition of the windows – and what you’ll potentially need to invest to replace them – should be a factor in the amount of your offer.

Are the windows painted shut?

If the home you’re considering buying is an older one, then you can bet at least one of the windows won’t function anymore. Wood windows, which many older homes have, must be maintained or they’ll rot. In many cases, they were painted at one time or another, and as time went on and they stayed close, the wood expanded to a point that they no longer open.

This isn’t just an eyesore. It can lead to serious safety and ventilation issues. In fact, in some cases it could even lead to a home not passing an inspection. Remember that windows can save your life in the event of a fire, and you’re likely looking at a hot summer if you can’t open all of your windows.

Are there cracks in the windows?

Of course, you’re likely to take note of cracks in your windows and you may even require the owner to fix them before you take possession. However, remember that if you’re dealing with older single pane windows, repairing a crack is like using a band aid when stitches are required. If you see cracked windows, you should seriously consider if it’d be better to replace the windows altogether.

Do the windows cause drafts?

Take some time to see if the windows in the home are letting air in from the outside. If they are, then you have a sealing issue. In some cases, caulk or weather stripping may be enough to put a stop to it, but if you’re dealing with bad quality windows to begin with, these are only temporary fixes. Once again, you’ll want to consider new windows with professional installation.

Are there single pane windows?

Single pane windows are relatively common. However, keep in mind that they make up as much as 25% of the energy costs in an older home. If you’re looking at two homes that are essentially identical, but one has double pane and one has single pane windows, then the double pane windows should be enough to tip you in that direction. Remember that they also add some security features, reduce noise, and are much more energy efficient.
